Rental Requirements & Lease Application
*Important! Please review the information below and inquire with the Property Manager prior to submitting an application. Once the application is submitted & paid, the Application Fee is non-refundable.
Move-In Costs
- $35.00 Application Fee per person (over the age of 18 years old)
- Security, Cleaning & Pet Deposit(s) (Refundable): This amount may vary from property to property but will not exceed 1 1/2 times the monthly rent. Please ask for more details on what the deposits are for the property you are applying for. There is a $200.00 Non-Refundable Admin. Fee due with total move in funds.
- First month’s rent. Rent will be prorated if move in is not on 1st day of month.
- Most Cities charge a rental tax which is not included in the advertised price. This amount can range anywhere from 1.5 – 3.0%/month. Please ask for more details.
- Screening required for all animals that will reside at the property. Please go to www.PropertyAZ.Petscreening.com to complete a profile for each animal. There is a screening fee of $30 per each pet if paying via credit card, or $25 per pet if paying via ACH (cash). No screening fee for any assistance animal (disability related service animal or emotional support animal).

Application Process
Each occupant that is 18 years of age or older must completely fill out a PropertyAZ Rental Application. Please click the link at the top of this page to fill out the application online. All supporting documentation should be faxed to 888-445-9525 -OR- email: [email protected]

A non-refundable earnest deposit of $500.00 must be paid to hold any property (up to 30 days). The earnest deposit will become part of the security deposit upon move in. Once written acceptance is given to the applicant, this becomes non-refundable.
ID Verification
All applicants must present a Social Security Card and a government issued ID or current Driver’s License prior to move in.
Rental History
Verification of last two year’s rental and/or mortgage history.
Income
Combined gross monthly income of all tenants must be at least three (3) times the monthly rent. Submit a copy of most current paystub, as well as any proof of any court ordered spousal or child support, Social Security benefits, GI benefits, pensions, disability income, trust income, dividend income, or other sources of regular income. If self-employed, please submit two (2) years of tax returns. Income received annually will be averaged over 12 months.
Credit Check
Any bankruptcy must be fully discharged, and applicant should have no current negative credit. Please ask for more details.
Eviction
Applicant should not have any evictions within the past 5 years.
Criminal Background
Application may be rejected for any terrorist-related conviction; conviction for the use, sale or manufacture of illegal drugs; theft, fraud or firearms violations; crimes resulting in personal injury, including sexual offenses; any cruelty to animals-related conviction; and/or any other misdemeanor or felony convictions.
